Not long after we formed our company, we attended a real estate convention in Cook County Illinois with the express purpose of learning more about the real estate industry in our area and networking with other local realtors and contractors. The Inspection and Purchase

However, it was obvious that the entire roof would need to be replaced and, upon closer inspection, we saw that the crawl space would need a lot of attention as it was holding water in some spots and could eventually lead to the foundation issues we had originally feared. There were other obvious and necessary repairs, but we felt confident we could successfully renovate the home and make it a safe and beautiful home for another family.
After our thorough inspection, we calculated the current market value of the house in its current conditions, the expense of the necessary repairs, and the income potential of the home once those repairs were completed. We then made an offer to the owner, which was accepted.
Renovation
During the renovation process, we discovered a number of other necessary repairs including the replacement of the entire duct system in the crawl space. We also ended up tearing out the walls between the two smallest bedrooms to create a larger bedroom with a walk-in closet. We closed in the screened porch and created a family room and an additional bathroom.
All in all, this turned out to be a much bigger, and more expensive, project than we anticipated, but we were pleased with the outcome. We also learned a lot from the project and have applied that knowledge to other projects over the years.
